Hotel del Coronado opened on February 19, 1888, on 28 acres of sand across the bay from San Diego, and was designated a National Historic Landmark in 1977. It now has five neighborhoods, close to nine hundred rooms, and one fact that most guests discover only after booking: those five neighborhoods are three separate properties inside the Hilton system.
This piece covers one place per page, from the red turrets at the entrance to the loungers on the sand. Page 8 sets out rates and mandatory charges, page 9 explains where the two advisor channels divide, and everything is in US dollars. About thirty five minutes. An 1888 timber hotel standing on twenty eight acres of sand
The address is 1500 Orange Avenue, on the Pacific side of Coronado. When it opened it was the largest resort hotel in the world, and it held that title for close to twenty years. The scale is still the source of most of what follows: many rooms, many neighborhoods, many rules.

Twenty eight acres take a while to cross. Walking from Beach Village at the north end to Shore House at the south end is a real walk, not a corridor. Many rooms, seven dining venues, and pools that belong to different neighborhoods: every routing question at this resort grows out of that acreage. It is not a building, it is a small town.
- From SANNo shuttle. A taxi or rideshare over the Coronado Bridge is shorter than it looks on a map. Skip the bus if you have luggage.
- No carTake the ferry from downtown, then route 904 to the door. It is the best looking way onto the island.

Which building should you book at Hotel del Coronado? Five neighborhoods, three Hilton properties
The hotel divides its rooms into five neighborhoods: The Victorian, The Views, The Cabanas, Beach Village and Shore House. The first three together form one Curio Collection property. The last two are each their own LXR property. That line decides your deposit, your cancellation window, which pools you may use, and which advisor channel applies.

Four hundred and four rooms and no two alike, which cuts both ways
The Victorian renovation recut 367 rooms into 404 by dividing larger suites into smaller keys. The official announcement puts it directly: reflecting the building's history, no two guest rooms are exactly alike. That sentence is true in both directions.

When four hundred rooms in one building have each been cut to fit, what you get becomes a question of probability. The photograph on the booking page is indicative and does not guarantee your particular room. A balcony, a bathtub and a view of the water are three separate confirmations in the Victorian, because they do not arrive together by default.

- Read the nameOceanfront, Balcony and Terrace in the room type name are the guarantee. The photograph is not.

04 · BATHROOMS
Does Hotel del Coronado have bathtubs? Four hundred rooms, seven tubs
This is the single number most worth knowing before booking. Subdividing suites in the Victorian added 37 rooms, and the cost was almost every bathtub. Local reporting from a February 2025 site visit states it plainly: seven bathtubs remain in the whole building.

Does Hotel del Coronado have a lounge? One, and it is sold separately
Ocean Club occupies the Windsor Cottage of 1905, opened in 2023, and sits close to the sand. It serves breakfast, afternoon bites, evening bites and reserved beach chairs, which is what an executive lounge normally looks like. The difference is that it is a purchased program with no connection to Hilton Honors tier.

Seven places to eat, and a gap in the middle of the day
When the renovation finished in 2025 the Victorian gained two restaurants at once: Nobu Del Coronado and Veranda. Veranda replaced the old Sheerwater and serves breakfast and dinner. The hours in between are closed, so guests staying in the Victorian walk out for lunch.

What does Hotel del Coronado cost? Fifty dollars a night above the rate
There is a fixed distance between the advertised rate and the amount on the folio. Fifty dollars per room per night is added, then 11.80 percent room tax, then parking. Once those three are in, the bill usually lands about twenty percent above the number on the booking page.

Check the math yourself
Take one night, arriving November 10 and departing November 11, 2026, in a Victorian garden view room at a rate of 500 dollars before tax. Subtotal before tax is 500 plus 50 for the mandatory charge, which is 550 dollars. Estimated total with tax is 550 multiplied by 1.118, which is 614.90 dollars. Add self parking at 59 dollars and one night lands at about 673.90 dollars. Whether the mandatory charge is fully taxable varies by jurisdiction, the folio itemizes it, and the taxes and fees breakdown on the booking page can be checked against this.
- Add fiftyTake any quote, add 50 dollars per night, multiply by 1.118, and only then compare it with anything else.
- MidweekKAYAK's twelve month data puts Monday lowest and Friday highest, a spread approaching two hundred dollars.
- No carThe ferry and route 904 both reach the door, and that removes 59 dollars a night. It also works better, since driving on the island is no faster.

One resort, two advisor channels, divided by brand
Because the five neighborhoods are three Hilton properties, the advisor channels split as well. Hilton's own advisor program covers Waldorf Astoria, Conrad, LXR, NoMad and Signia, and Curio is not on that list. So at this resort, which building you book decides which route applies.

If you are weighing Shore House against the Victorian, that is not only a comparison of price and room type. It also decides which advisor route is available. The Shore House side carries a double points option that the main resort does not, and the difference is invisible on the booking page because both share one entrance.

Tripadvisor rates this hotel 4 out of 5 and ranks it eleventh among the seventeen hotels in Coronado. Advisor channel scores run much higher: 28 advisor reviews average 4.8, and 86 client reviews also average 4.8. Two sets of scores that far apart for one hotel are themselves a clue.

What the negative reviews repeat
- Price against service. The most common phrasing is a four star property at five star prices
- Crowds. Day visitors come in to eat and shop, and the public areas are busy at weekends and in high season
- Fee disclosure. Mandatory charges, parking and beach chairs are billed separately and the total runs above expectations
- Room assignment against the view paid for. More than one record of paying for an ocean view and landing low or behind a tree
- Thin in room amenities. This connects directly to the refillable policy set out on page 4
- Water closures. Transboundary sewage notices affect swimming, and the hotel cannot control them
- Check datesAnything before June 2025 describes a property under construction and carries limited value.
- Check buildingWhich neighborhood the reviewer stayed in matters. Shore House scores clearly above the main resort.
- Check monthCrowding complaints cluster in July, August and the holidays. Low season reviews read completely differently.

A mile and a half of Orange Avenue, and the rest of the island
Coronado is about a mile wide from ocean to bay, and Orange Avenue runs the length of it. From the hotel to the ferry landing is 1.5 miles, and the village sits along the way. That distance is 35 to 40 minutes on foot, 15 minutes by bicycle, or 10 to 12 minutes on route 904.

Three things that were taken out and put back
While the building was being restored, crews found several things inside the walls and ceilings. Some went back in, and some left only a trace. This page covers the details that are not on the tour route but are still there to see.
The Crown Room chandeliers
The crown shaped fixtures in the ceilings of the Crown Room and the Coronet Room are 1911 originals, designed by L. Frank Baum, the author of The Wonderful Wizard of Oz, who was a frequent guest. The building is widely credited as one inspiration for the Emerald City. The renovation kept the fixtures rather than replacing them.
The fountain that vanished in 1912
The Naiad Queen fountain disappeared from the Victorian garden courtyard after 1912. This restoration put it back, using a bronze reproduction of the Charles Cordier original, cast from a mold taken off a J. L. Mott Iron Works duplicate. The courtyard also regained its historic walkways and pergolas, replanted with Victorian era botanicals.
The archway on the fifth floor
An 1888 fresco lay hidden in the ceiling of the Ocean Ballroom for decades. Open air porches that once ran along the building had been enclosed by later work. An archway on the fifth floor had been sealed since the 1970s, opened only once as a sniper position during a presidential visit. Every fireplace was removed before 1931, and this project uncovered the chimney remnants.

How one night runs, and who this place is for
Crossing 28 acres takes a while, and one afternoon plus one morning is enough. The trick is to string the pool, the beach and the Victorian interiors into a single line rather than crossing back and forth.
- 16:00Check in. Send the bags up and walk the lobby veranda first.
- 16:30In the room, check two things: which way the window faces, and whether the bathroom has a tub.
- 17:00The beach. The hour before sunset is when this sand looks best.
- 18:30The mahogany bar at Babcock & Story, or a fire pit at Sun Deck.
- 19:30Dinner at Nobu or Serẽa. Both need a reservation.
- 21:30Back through the lobby. The Victorian corridors are far quieter at night.
- 07:30Veranda opens for breakfast. Anyone still on another time zone can take the beach earlier.

- Anyone treating the hotel as the destination. Seven places to eat, a spa and a 24 hour gym fill a day without leaving

- Anyone who dislikes crowds. Day visitors come in, and the public areas are busy in high season

This is a building that has been rebuilt repeatedly between 1888 and 2025, now five neighborhoods, three brands and close to nine hundred rooms. It gives generously and it charges plainly. Whether to stay here comes down to whether you want a long stretch of sand and a timber building with a history, or a small hotel with a short service radius where nothing requires you to check a rule first. This island has both.
