Manchester Grand Hyatt San Diego stands at 1 Market Place on the downtown waterfront with 1,625 rooms. It is the largest hotel in Southern California and the tallest building on the West Coast waterfront. It is made of two towers: the 40 story Harbor Tower opened in 1992, and the 33 story Seaport Tower arrived in 2003.
The towers are eleven years apart and they are currently at different points in a renovation. That single fact decides what you get for the same money, and it is the page worth reading first. The rest of the route runs from the grocery counter on the ground floor to the bar on forty. About thirty minutes.
The last page carries a checklist of twelve things. Three of them cost nothing, most guests never get around to them, and all of them are inside the building or within five minutes of the door. Take your time.

Start with the scale. 1,625 rooms, 320,000 square feet of event space, more than sixty breakout rooms, and both the largest exhibit hall and the two largest ballrooms in the city. The Convention Center is next door, and that is the reason this building exists.

Here is what 1,625 rooms means in practice. At full occupancy this one building holds more people than many small towns. The upside is density of facilities: a bar on forty, sport courts on the roof, restaurants on the water. The cost is that everything queues at peak, and the elevators show it first. Reviews are clear about this, and page 11 lays it out.

Two towers sharing one ground floor
Harbor Tower and Seaport Tower each have their own elevators, but the ground floor is shared. The front desk, the lobby bar, the grocery counter and the route to the meeting floors all sit on one level. The traffic of 1,625 rooms passes through it twice a day.

Manchester Grand Hyatt room types: the word "Deluxe" is the renovation marker
This is the page worth reading first. The two towers are at different points in a renovation: the Deluxe rooms in Seaport Tower were finished in June 2025, and Harbor Tower is being done in phases through summer 2026. Whether the room name carries the word Deluxe is the most direct clue to which kind of room you get.

340 square feet is the baseline for the whole hotel
Open the booking page and one thing stands out. Of the fourteen bookable categories, eleven are 340 square feet. View, bed type, accessible fit-out and club access are all variations on the same floor area. Only three break out of it: the 380 square foot corner room and the two 700 square foot suites.

Does Manchester Grand Hyatt have bathtubs? The accessible rooms answer in their own names
On bathrooms this hotel is more forthcoming than most at its size. The booking page splits accessible rooms into "1 King Bed Accessible Shower" and "2 Double Beds Accessible Tub", so shower or tub is decided when you pick the category. Standard categories carry no such label and have to be asked about.

The pool lift deserves a mention of its own. The official FAQ puts it in the standard list rather than in a vague "please inquire" category, which is clearer than most large American hotels manage. It still needs to be requested in advance, because these are usually installed on demand.

The Grand Club is on the thirty-third floor of Harbor Tower, up in the taller of the two. What separates it from most club lounges is that there are three routes in: book a Club category, buy access at check in, or hold World of Hyatt Globalist status. The third route is the most valuable thing this hotel offers a regular Hyatt guest.

Seaview, the buffet restaurant, is under renovation, and breakfast has moved wholesale to Sally's on the water, daily from 6:30 AM to 11:00 AM. Most articles have not caught up with this, and it decides which direction you walk in the morning. The hours below were checked on August 23, 2026.

Stack the hours
There are two gaps in the schedule right now, and both are worth knowing. The first is that room service does not run between late morning and five in the afternoon, so eating in the room during that window means going downstairs first, and MARKET | ONE on the ground floor is open all day. The second is that the fourth floor pool bar is closed, so poolside food and drink now concentrate on three, and that stops at six.
- BreakfastDuring the renovation it is at Sally's on the water from 6:30. It is the only chance to eat breakfast by the docks here, and it beats the buffet room it replaced.
- MiddayRoom service does not run. Buy downstairs first if you want to eat in the room.

Floor forty, the highest point on the West Coast waterfront
Top of the Hyatt occupies the fortieth floor of Harbor Tower and runs daily from 4:00 PM to 11:00 PM. The tower is 497 feet tall and it is the tallest building on the West Coast waterfront, so this is not simply a high bar in a hotel. It is the highest place you can sit down along this whole stretch of coast.

The four story block between the towers carries a 25,000 square foot roof deck. On it are a pool, a tennis court and a basketball court. This is the kind of floor area a large hotel of the early 1990s was willing to give up, and a downtown project today would not.

Check the arithmetic yourself
The formula is this: (room rate + 47.00) multiplied by 1.1599 equals the total with tax. Put the standard room in: 417.00 plus 47.00 is 464.00, multiplied by 1.1599 gives 538.2, and the system shows 538. Bay view: 446 plus 47 is 493, multiplied by 1.1599 gives 571.8, shown as 572. Corner: 575 plus 47 is 622, multiplied by 1.1599 gives 721.5, shown as 721. Three categories line up, and so do the suites.
Why this is the price
Early October in San Diego is the tail of the warm season, and October 1 in the sample is a Thursday. Rates here track the Convention Center calendar more tightly than anywhere else downtown, because the center is next door and there are 1,625 rooms to fill. During a citywide the whole building jumps a bracket, and the reverse is also true: a weekday with nothing on is when this hotel is at its most reasonable. Checking that calendar matters more here than at other properties.

This hotel sits inside two systems at once: World of Hyatt status, and Hyatt Privé, the program Hyatt runs for advisor channels. They stack, and they emphasize different things. Status gets you the lounge and upgrades. The advisor channel gets you breakfast, a property credit, and a letter with a name on it.

Where the advisor channel actually earns its place here
Not in the welcome amenity, and not in the letter. Several things listed earlier all need somebody to state them in writing at booking and then chase the answer: which tower and whether the room is renovated (page 3), tub or shower (page 4), and which pool is open on your dates (page 8). At a hotel with 1,625 rooms, an email sent in on your own can disappear. Those two lines on the amenity sheet promising an answer within 24 hours are exactly about this. The Convention Center next door, Seaport Village at the door
The building stands on the southern end of the downtown waterfront. South is the Convention Center, north is Seaport Village and the Embarcadero museums, and a few blocks east are the Gaslamp Quarter and Petco Park. No car is needed, because everything in this district is inside a walk.

Other options on the same waterfront
- InterContinental San Diego: the northern end of the waterfront, 400 rooms, 19 stories, opened 2018 on the Lane Field ballpark site. Far smaller, priced a little higher, with a flat $58 nightly fee. There is a separate piece on the site.
- Hilton San Diego Bayfront: on the other side of the Convention Center, closest in scale and purpose, and the property conference guests most often weigh against this one.
- Palihotel San Diego: in the Gaslamp Quarter, 122 rooms inside a 1912 building, with no pool and no gym and nothing but tax on the bill. The exact opposite way to stay in this city. There is a separate piece on the site.
- Hotel del Coronado: an 1888 wooden seaside hotel reachable by ferry and shuttle. If the point is a beach rather than a harbor, it is a completely different trip.

One building put up twice, eleven years apart
In 1992 Doug Manchester raised a 40 story tower on this waterfront with 875 rooms, designed by Skidmore, Owings & Merrill. It was called the Hyatt Regency San Diego then. Eleven years later a second tower grew beside it, the room count doubled to 1,625, and the name changed to the one it carries now.
The 2003 expansion
Seaport Tower opened in August 2003 and took the hotel from 875 rooms to 1,625, adding 750 at once. It also added the largest exhibit hall in the city, the 34,000 square foot Douglas Pavilion, and the largest ballroom, the 30,000 square foot Elizabeth Ballroom. By 2007 this was the second largest Hyatt in the world. The logic of the expansion was direct: the Convention Center next door needed a hotel that could hold an entire citywide.

Two records that still stand
Harbor Tower at 497 feet is the third tallest building in San Diego and the tallest on the West Coast waterfront. Seaport Tower at 446 feet is tenth. Those rankings have held for three decades. San Diego has built taller since, but nothing has gone up this close to the water, because coastal building limits make that difficult, so the view from the fortieth floor has no substitute coming soon.

- Anyone who dislikes crowds. At peak, 1,625 rooms means queuing for elevators and facilities
- Anyone looking for a boutique feel. The skeleton here is a convention hotel
- Anyone who will not use the pool or the gym. The $47 nightly fee buys exactly those
- Anyone sensitive to how new a room is who would rather not confirm it in writing first
- Anyone driving who would rather not pay somewhere between forty and seventy-odd dollars a day to park
In 1992 this stretch of waterfront looked nothing like it does now, and putting a 40 story hotel on it was a bet. Eleven years later the bet had paid, a second tower went up beside the first, and the room count doubled. In 2011 the building sold for $570 million, the most expensive hotel transaction in the country that year, and it still carries the name of the man who built it. The job has never changed: hold an entire convention, and give those people one look at the water from forty floors up. Whether you stay comes down to whether this trip wants scale and facilities, or quiet.
