Sheraton San Diego Resort Review: Check Which Tower

Sheraton San Diego Resort stands at 1380 Harbor Island Drive. It opened in 1972 with more than a thousand rooms spread across three separate towers, and a full service marina in front. It changed hands at the end of 2019 and has been working through a 110 million US dollar renovation ever since, which is not finished yet.

So the most important thing here is which tower you book, rather than any facility. The lowest priced room type on the booking page sits in a building that is not connected to the main hotel, about a fifteen minute walk away. This guide walks one place per page and takes apart all three towers, five food outlets and the nightly fee. About thirty minutes of reading.

The final page carries a tickable experience list of twelve things. One of them happens every night, costs nothing, and most adults never go and do it. Work through them slowly.

01 · The basics

A marina hotel half a mile from the airport

Start with the location. Harbor Island is an artificial peninsula dredged out into San Diego Bay, and it carries nothing but hotels, marinas and restaurants. The airport is half a mile away, with a shuttle every thirty to forty minutes running from a quarter to five in the morning until midnight. That distance is this building's greatest asset and its largest cost.

A late check in fee is uncommon at this grade. The booking platform states that one applies between 11:30 and 19:00; the practice needs confirming with the hotel, and it is worth remembering the moment a flight is delayed.

02 · Layout

The one thing to know before booking

This hotel has three towers, and the Bay Tower is not connected to the main building. An advisor wrote it out plainly in a November 2025 review: she had booked a family friend into that tower assuming everyone could meet in the same lobby, and the walk turned out to be about fifteen minutes, possibly longer.

What follows structurallyA thousand rooms across three towers, one of which is a fifteen minute walk, magnifies every queue in the building. There is one check in desk, one bell team and one shuttle route, and at peak there is a wedding, a conference and a group of cruise passengers all moving at once. That explains the 45 minute wait, and it explains why an advisor describes this as a very busy hotel. Reading the tower name in the room type is far more useful than complaining afterwards.

03 · Rooms

Which room to book at the Sheraton San Diego Resort|read the first word

The room list here has an unusual virtue: the answer is written into the name. Anything starting with Standard is in the not yet renovated Bay Tower, and anything starting with Renovated has been done. Both are 396 square feet, and the gap before tax is 67 US dollars, which is what a full renovation costs you.

What follows structurallyA hotel selling rooms halfway through a renovation is selling two products, and it lists them on the same booking page under the same star rating. For a reader that is actually good news, because the room names could not be more honest: Standard means not yet done and Renovated means done. What needs watching is the reassignment problem, where a prepaid bay view turns into a wall. That is not the room type, that is room assignment at peak. Writing the view into the booking and asking for written confirmation is the only thing that works.
How to plan around it

  • For a viewDeluxe marina view and skyline view are two different things, so name the one you want.

04 · Bathrooms and access

An accessible airport shuttle, and 84 centimetre lift doors

This page carries one very good piece of news and one number to keep in mind. The good news is that the airport shuttle itself is accessible, which is uncommon among hotels that run a free one. The number is the lift door width on the amenity sheet: 84 centimetres, 33 inches. Most wheelchairs clear that, without much to spare.

What follows structurallyAn 84 centimetre lift door is a 1972 specification, and the current US accessibility minimum clear width is 32 inches, so it passes with almost nothing in hand. Add the Bay Tower being disconnected from the main building and distance becomes the critical variable for a guest who needs an accessible room. If access matters, ask for one of the renovated room types in a connected building and confirm the whole route from the shuttle drop off to the room door.

05 · Pools and outdoors

Three pools, a marina, and a fire every evening

This is the page where the building genuinely behaves like a resort. Three outdoor pools, a full service marina, lawns, fire pits and s'mores every night. Of the 110 million dollar programme, 1.5 million went specifically outdoors, and the third pool with its deck and bar only opened in 2025.

Worth taking slowly The nightly s'mores are a very simple thing: a fire, some sticks, a bag of marshmallows. The value is not the food. It is that in a hotel of more than a thousand rooms, this is the one moment where everybody is standing up and nobody is in a queue. No reservation, no ordering, and no server will come over. Walk out and sit for ten minutes, with or without children.

This page is what an airport hotel should look like. Strada Italian Market runs daily from 05:30 to 00:30, and Shorelight from 06:30 to 01:00. For a hotel half a mile from the runway, stretching both ends of the day is entirely rational.

What follows structurallySet this page beside the other Marriott property downtown in this series and the contrast is sharp. There, both restaurants close at one in the afternoon; here the market runs from half past five in the morning until after midnight. The difference is not the brand, it is the guest. A large share of the people here are catching an early flight or have just landed, plus whole groups of cruise passengers, so the food hours have to wrap around the airport's rhythm. For a dawn or a late night flight, nothing else in these eight guides comes close.

07 · Meetings and events

Thirteen hundred square metres over, and sixty odd rooms

This is the largest block of event space in the series. The batch that reopened in 2022 was the first phase of the 110 million dollar programme and included two new venues, Silver Pearl Social and the Eventide Pavilion, and their biggest asset is the marina outside the window.

What follows structurally130,000 square feet plus a thousand rooms means there is very likely a large event running at any time. The 45 minute check in a client described happened on a day with a wedding in house. For a leisure guest the practical meaning of this page is simple: ask whether a large wedding or conference falls on your dates, and if it does, shift your arrival time or have your advisor arrange pre registration. That beats queueing at the desk afterwards.

Check the arithmetic yourself

The formula is rate × 1.14945 plus 50.49 US dollars. 329.00 multiplied by 1.14945 gives 378.17, plus 50.49 is 428.66, and the system displays 428.66. The top suite: 2,709.00 multiplied by 1.14945 gives 3,113.86, plus 50.49 is 3,164.35, displayed as 3,164.35. From 269 to 2,709 US dollars, more than twenty rates line up to the cent.

A coincidence that works as proof

The booking system carries a rate plan called "Zoo Package, includes resort fee" at 489.00 US dollars a night, totalling 562.08. Put it through the formula: 489 multiplied by 1.14945 is exactly 562.08, and the 50.49 has vanished. That confirms the whole model in reverse: 50.49 is the nightly fee with tax on it, and when a rate plan bundles the fee, the total stops adding it.

What follows structurally50.49 divided by 44.00 is 1.1475, which is 12.75 percent plus 2 percent, while the multiplier applied to the room is 1.14945. The extra 0.195 of a point is exactly the usual California tourism assessment. In other words the room pays that assessment and the destination fee does not. This is the first time in the series that the two tax bases can be separated and verified, and it explains why derived multipliers never match between hotels: the rates are the same, and the same charge is simply filed in different columns.
Work these out before you book

  • Package ratesa plan whose name says it includes the resort fee will not add the 50.49 on top.

09 · Booking

Get the perks in writing, because there is a precedent here

This page has to start with one review. In March 2025 an advisor left this on the record in the Fora system: this property does not recognise the perks stated at booking; they did accommodate us in the end, but they were not happy about it. It is reproduced here as written, because this is exactly the kind of information an advisor channel exists to surface.

How to use the advisor channel here

Put both reviews together and the conclusion is not to avoid the advisor channel. It is to get every single perk written down and confirmed in writing. In a hotel of more than a thousand rooms with a wedding or a conference running at any time, whether the desk can find your perks during the peak depends on whether the detail landed on the reservation correctly in the first place. That is also why the 45 minute queue on page 2 is worth remembering: same desk, same people.

One more practical point. The rate ladder in this building is graded by whether the room has been renovated, so an upgrade here means moving from the tower that has not been done to one that has. Where it wins, and where it loses points

The Fora system holds 2 advisor reviews, and clients score it 4.5 across 11. This is the most divided set of reviews in the series, and the source of the division is plain: staying in a renovated tower and staying in one that has not been done are two different experiences.

Praise that recurs

  • Clean, spacious rooms in the newer tower, with marina and ocean views mentioned repeatedly
  • Staff and valet praised by name
  • An airport shuttle described as simple and easy, which smoothed out both arrival and departure
  • The walk around the marina, singled out as a thing to do after breakfast
  • Plenty for families: nightly s'mores, bicycles, paddleboards and jet skis
  • A surprisingly good on site market

Criticism that recurs

  • The older tower feels worn, with maintenance named
  • Prepaid bay view rooms reassigned to rooms facing walls or parking
  • Long check in queues, with one 45 minute wait on a wedding day

How to read these reviewsThat last item is the one to write down. A client points out that this is a primary hotel for Holland America cruise passengers, so on cruise departure mornings the baggage service backs up. It appears on no booking page and it will shape the rhythm of your departure day. If your dates coincide, carrying your own bags will be faster than waiting. As for the gap between the towers, that is the inevitable result of a renovation done in stages, and the room name has already told you which one you are getting.

11 · The area

A peninsula of hotels and boats

Harbor Island was dredged into existence in the 1960s and carries a handful of hotels, a few restaurants and rows of moorings. Very little is within walking distance, and yet walking the waterfront loop is the best thing here.

Keep that timeline in mind and every contradiction in this building resolves: why one booking page carries rooms of two different standards, why the reviews split so cleanly in half, why the restaurant names differ between sources. You are not reading reviews of a hotel. You are reading a construction schedule.

Worth taking slowly Walk the docks in the evening and you pass several hundred masts. Most of those boats never go out. They sit there rising and falling with the tide, and the sound of halyards tapping against masts does not stop all night. That sound and the sound of aircraft are two different background layers in the same air, one from above and one from the water. This is what makes the building unusual: it presses against an airport and a field of moored boats at once, and those two things rarely sit together anywhere else.

A day here runs on two things: the shuttle frequency, and the hours of three pools and five food outlets. The site is flat and nothing is far, with one exception, which is the tower that is not connected.

  • Anyone booking the lowest priced room and hoping for convenience. That tower is a fifteen minute walk
  • Anyone who needs perks honoured on the spot. An advisor recorded a dispute in March 2025
  • Anyone who dislikes queues. A thousand rooms plus weddings and conferences

This building went up in 1972 on ground that had been dredged into place, and it is being seriously overhauled for the first time in more than fifty years, with the work still unfinished. So today it is two hotels at once: a renovated waterside resort with a view of the marina and the skyline, and an older tower still waiting its turn. The good news is that the answer is written into the room names, so anyone who reads them will not be caught out. Whether to stay here comes down to whether the first and last things you do on this trip both happen at an airport.

This guide is written in the anticipatory second person, describing what you will encounter. Facilities, hours, room types and costs are compiled from the hotel's own pages and Marriott's official site, trade coverage published during the renovation, fee disclosures on booking platforms, advisor channel documentation and booking platform reviews. The author has not stayed at this property and this guide contains no first hand account. All amounts are native US dollar quotes from the booking system and the official site. Rates were sampled for 1 October 2026 arrival, 2 October departure, one night, two adults, checked on 23 August 2026, with no currency conversion applied. The formula "rate × 1.14945 + 50.49" was derived from published quotes, verified across more than twenty rates, and confirmed in reverse by a package rate plan that bundles the resort fee. The 44.00 US dollar daily destination fee is derived by dividing 50.49 by 1.1475; the official pages do not state that figure directly, and booking platforms display the amount with tax already added. The room count is given as 1,065 by trade press and 1,064 by booking platforms, and the meeting room count as 53 and 64 by two sources; both pairs are listed without adjudication. Fora's description still carries the pre renovation restaurant names, which is noted in the text. The fifteen minute walk on page 2 and the perk dispute on page 9 both come from dated, attributed advisor records in the Fora system, and confirming them with the hotel before booking is recommended.
